In Dubai the grounds are defined by sand: it arrives on the wind and settles on the entrance, the car park and the pavements overnight. So the shift is early — the building meets its first arrivals clean, and the crew finishes before the heat.

How it works

From enquiry to the first shift — three to seven working days.

Survey of the grounds

We walk the grounds and record the areas, the surfaces and the water points. Responsibility boundaries are agreed with the property manager.

02 up to 3 days
Method statement and schedule

A site plan with the areas marked, the frequency for each, shift times, crew size and a fixed price.

03 from week 1
Shifts start

Early shifts to the schedule. The supervisor works the first few days to settle the route and the time each area takes.

04 monthly
Report and adjustment

The month’s walk-round sheets, photographs by area, a review of anything raised, and the schedule adjusted for the season.

Sweeper machines Roadways, car parks and long pavements: mechanical sweeping instead of brooms over a large area.

The entrance and pavements — daily: sand settles overnight and the building greets people already dirty. Car parks and roadways — to a schedule, usually a few times a week. After strong wind an extra pass is needed: we write that into the contract so it doesn’t have to be agreed from scratch each time.

The sand is first blown out of corners, paving joints and tree pits, then swept up, and only after that does washing make sense. Start with water and the sand turns to mud and gets spread across the whole site.

Yes, by sector. The car park is split into sections and each is cleaned at its own time, so a whole level never has to be closed. The schedule is agreed with the property manager, and the section being cleaned is marked with signs.

We collect it and take it to the site’s collection point — the container yard. Removal off site is done by a licensed operator under contract with the property manager; we can help arrange that if needed.

Shifts are planned for the early hours, before the peak. It isn’t only about the crew: water on hot paving dries before it can do its job and leaves streaks. The summer schedule is agreed separately and usually moves earlier still.

Landscaping and irrigation, repairs to surfaces and markings, waste removal off site, drainage cleaning below the gratings, and high-access work on the facade. All of it is priced separately and agreed in advance.
