Move-in and move-out cleaning

What the service includes, what it costs and how to start

A unit is handed over and taken back on a record: the outgoing tenant has to return it in the condition they received it, and the incoming one has to get a clean space. We work for either side and record the condition in photographs, before and after.

How it works

From enquiry to the crew on site — one to three working days. Urgent handovers are taken on for the next day.

01 1 day
Survey and record

We come out, photograph the condition, and separate what cleaning will fix from what it won’t.

02 same day
Scope and quote

Scope by area, duration, crew size and a fixed price. For urgent handovers, within the day.

03 to the handover date
The work

Clearing the unit, marks left by the previous tenant, floors, glazing and services.

04 on handover day
Handover on record

Walk-round with the landlord or property manager, photographs after, the signed record and keys against a list.

Control
and oversight

Four mechanisms that make quality something you can check, not something we claim.

Recorded before the work The condition is photographed before anything is touched. Otherwise there is nothing to settle an argument about who left a mark.
Cleaning and repairs kept apart Holes, chips and dents are noted separately: they aren’t cleaning, and they shouldn’t be charged to it.
Driven by the record The scope is put together from the survey and matches what will appear on the handover record.
Photographs before and after Every area is photographed and attached to the record — you see the condition in and out, not a general impression.

Frequently asked questions

Tap a question to open the answer.

In the scope and in what it is for. A deep clean happens on a working site and returns it to working order. Handover cleaning is done in an empty unit and ends with a signed record: marks left by the previous tenant come off — stickers, logos, furniture marks, brackets — and the condition before and after is recorded in photographs.

Both. The outgoing tenant books it to hand the unit back and settle the deposit question. The landlord or property manager books it to get the unit ready for viewings and the next tenant. We work with either side, and the record is always signed by whoever booked the work.

Honestly: nobody can guarantee a deposit is returned — that decision is the landlord’s. What we give you is the condition on record: photographs of every area before and after, and a sheet listing the work. That removes the argument about what state the unit was handed back in. Damage that cleaning cannot remove is noted separately, so it isn’t put down to the cleaning.

Furniture marks on floors and walls come off in most cases. Screw holes, chips and dents are repairs, not cleaning: we note them on the record and point them out at the survey, so you can decide in advance whether to fill them or leave them.

Usually yes. An office up to 500 m² takes one shift; larger areas take two. Urgent handovers are taken on for the next day at a premium. We give you the exact timing at the survey, before the contract is signed, so you can agree it with both sides.

Repairs and filling holes, painting, replacing coverings, taking furniture and equipment off site, pest control. Moving left-behind items to the building’s collection point is done by agreement; taking them off site goes through a licensed operator.
