There are hundreds of licensed cleaning companies in Dubai, and on paper they all say the same thing. The differences show up in month two — in no-shows, empty dispensers and a supervisor who has stopped answering the phone. This checklist is built to show you those differences before you sign.

Ask about a no-show — in numbers
Everyone has absences; the question is what happens next. Ask directly: a cleaner doesn’t turn up at 7am, what’s your replacement time and what backs it? A strong answer gives a specific commitment in hours and a real reserve. A weak answer is “that hardly ever happens to us”.

Check how long and how broad the track record is
Longevity in this market means the operating model works. Ask how many years the company has been going, how many active clients it has and — more telling — how many sectors. A company that has only ever cleaned offices will struggle with the rhythm of peak hours in a retail space.

Look at how they train, not just whether they do
“Trained staff” is a claim; a training system is a fact. Ask whether there is an in-house training programme, what it covers — methods, the right chemical for each surface, safety in occupied premises — and how new staff are assessed before they go onto a site.

Ask what the supervisor actually does
On-site supervision is what separates a service from a crew. Who checks the work, how often, against what checklist, and how much of it you see. If quality control means “the client tells us when something’s wrong”, then you are the supervisor. And you’re paying for one anyway.

Demand a measurable scope, not adjectives
The proposal should define areas, tasks, frequencies and check points, not “maintaining high standards of cleanliness”. What can’t be audited can’t be enforced. That filter alone removes half the market.

Ask how they work around your people
Commercial cleaning happens in a live environment. Ask about wet floor control, signs and barriers, low-noise equipment, chemicals without harsh odours, and moving heavy work outside your operating hours. A contractor with real experience will raise pre-opening cleaning and peak-hour routes without being asked.

Check the licence, the insurance and staff documentation
A basic thing that gets skipped surprisingly often. Trade licence, liability insurance and legally employed staff — with visas and wages paid through the Wage Protection System (WPS). An unusually low price is usually funded by cutting exactly these corners, and the compliance risk lands on your site.

Check the specialist capabilities
Even if you’re buying daily cleaning today, sooner or later you’ll need deep cleaning, floor care, carpet extraction or glass and facade work. A contractor who covers that in-house — with permits and HSE procedures — saves you a second procurement round.

Test the communication before you sign
Response times during the sales stage are the best they will ever be. Note how quickly they reply, whether they offer a site visit before pricing and whether your questions get specific answers. A direct line to a named person beats a general office address.

Read the quotation as a contract
The quotation should fix the scope by area, frequencies, staffing, the approach to consumables and a price agreed in advance with no hidden charges. Anything vague in the quotation will be vague in the service. If a price arrives without a single question about your operating hours and footfall, that figure was invented.

Weak contractors sell cleaning as labour: people with mops, priced per head. Strong ones sell it as a managed system: defined areas, trained staff under supervision, measurable standards and communication you can rely on. Every question above tests the same thing: whether there’s a system behind the promise.
